Problem:
Local resident, Sean Cody
contacted Ram Jack of New England concerning the failed
foundation of his home. Upon inspection,
we discovered that a 12 foot section of
his foundation had broken away from the house, rotated out 6
inches and down 4.5 inches. The picture below shows
the 6 inch gap between the poured foundation and the stud
wall.

The next
picture shows the drop between the sill plate and the
foundation. The gap spans about 3 inches, but that
corner of the house is about 4.5 inches below level with the
rest of the house.

Remedy:
Ram Jack deep driven steel piers
were selected to stabilize the foundation. Three piers
were driven to load bearing strata on the side of the house
where rotation was occurring, with a fourth pier installed
around the corner. Two helical anchors were
temporarily installed at an angle and used as a base for two
sets of hydraulic rams that were rigged in reverse to push
the wall back into position as shown in the photo below.

Results:
As the
foundation was lifted on the deep driven steel piers, the
wall rotated back into place as expected and a significant
amount of vertical recovery was achieved. The lifting
brackets were then locked into place using the patented Ram
Jack system. As you can see from the picture below,
the rotated wall was brought back into plumb with a full 6
inches of recovery.

The next
picture shows the house and sill plate now rest on the
foundation. The entire 3 inch gap has closed, plus the
4.5 inch low spot in the corner has been reduced to 1.5
inches.
